The following is some helpful information regarding  "our TEN STEP BUYING PROCESS made EASY!":  

              1)  Start with a budget.

              2)  Get pre-qualified, if possible-pre-approved for
                    a mortgage.   Pre-approval should strengthen
                    any of the negotiations.

               3)  Narrow your requirements with your
                    REALTOR.®  View only the properties that
                    will meet your needs and identify the right
                    property.

               4)  The Contract of Sale is now executed.   You
                     and the Seller(s) agree on the price and terms,
                     including the closing date.  Any negotiations
                     should take place with the assistance of your
                     Personal Buy the Sea Realty Agent.  Your earnest
                     money deposit is placed in an escrow account
                     for safe keeping until your closing day.

                5)  Finalize your mortgage application with your
                      lender.

                6)  Your loan should be approved, if not already
                      pre-approved.  Review the commitment with
                      the lender and you will need to sign it
                      acknowledging that you approve.

                7)  Mortgage representation follows up to get 
                      any closing conditions of the loan 
                      commitment.  Pre-closing and any other
                      inspections should  be coordinated by your
                      Buy the Sea Realty Agent.  Home inspection,
                      septic, lead-base paint, site evaluation,
                      appraisal, survey, rental/income/investment 
                      property-subject to existing leases, flood 
                      insurance, zone, etc.

                 8)  Obtain homeowner's insurance prior to the
                       closing.  Confirm the date and location of 
                       the closing with your attorney.

                  9)  Bring to Closing:  Homeowner's Insurance 
                        Policy and paid receipt; CERTIFIED
                        CHECK  (must be certified) for closing
                        costs; also bring  your checkbook or a
                        money order just in case there are any
                        incidental costs.

                 10)  AT THE CLOSING: Mortgage and any
                        other documents are signed.  Adjustments
                        are made for miscellaneous items. The
                        seller is paid and in return gives you the
                        keys and a deed in North Carolina, which
                        has been prepared by the sellers attorney.
                        Your attorney records your deed at the
                        County Courthouse, normally, on the day of
                        closing.  In North Carolina, technically,
                        the property is not legally owned until the
                        deed has been properly recorded.
